Delair Estates, Abbotsford
30 unit townhome development project in the East-Abbotsford Area over multiple phases. LFG was involved since the inception of the project from the land purchase to multi-phase construction. Financing was secured to build homes without pre-sales to ensure that developer profit was maximized by way of a higher end sale value. Total value of the project was approximately $10 million.
English Bay Development, Vancouver
2 large commercial units near the English Bay area. The existing site has a 121 room hotel property operating under the Best Western banner along with a conference center. Our client purchased the property to be rezoned and converted into mixed use residential development. LFG assisted with a high leverage land purchase as there was insufficient cash-flow to service debt from a traditional financing perspective. Total project value was in excess of $30 million.
Mount Pleasant Redevelopment, Vancouver
Independent hotel that is being converted to a rental building close to the Vancouver City Hall. Property improvements included a 17 storey high-rise along with a 4 storey podium type structure. LFG assisted in providing takeout financing along with additional working capital for soft costs. In total the project value was in excess of $25 million.
Hilton Doubtree, Kamloops
LFG arranged for refinancing of the successful 4 – star, 100 guest hotel property located in Kamloops. With strong cash-flows and increased property values our client required high leverage financing to refinance existing debt and facilitate a partial equity takeout. Due to the complexity of the operation and reliance on business cash-flows, LFG had to utilize its experience as a corporate finance advisory firm when satisfying lender due diligence requirements. Total project size was approximately $20 million.
North Point Development (Phase I), Fort St. John
Land acquisition and site servicing financing for a 56 acre parcel in Fort St. John. Total development consisted of single detached, duplex, multi-family high density, hotel and commercial land. In addition to providing the initial financing, LFG assists with monthly draw requests and project management (from a financial capacity) services. The project value is approximately $40 million.
Alpha Development, Burnaby
Property is located near the Brentwood Area in North Burnaby. LFG assisted our client in purchasing the property and providing working capital for soft costs. The site is currently going through re-zoning for a proposed multi-family high density development, comprising of approximately 175 units. Upon successful rezoning LFG will arrange for construction financing. Total project value is approximately $80 million.
